Bringing New Life to Mount Gambier’s CBD

Bringing New Life to Mount Gambier’s CBD

A major revitalisation is underway in South Australia’s largest regional centre, as Leyton Property partners with Drakes Supermarkets to transform a long-vacant site in the heart of Mount Gambier. Formerly home to Coles, this prominent address in the Mount Gambier CBD is being completely refitted to become Drakes’ newest flagship store, bringing over 150 jobs and a renewed sense of energy to the community.

The project reflects the growing momentum behind commercial development in South Australia’s regional hubs, as more investment flows into well-located sites beyond the metropolitan fringe.

Reviving a Local Icon with Purpose

The site holds personal meaning for Roger Drake, Managing Director of Drakes Supermarkets. Over 50 years ago, he managed this exact Coles store before leaving to open his own supermarket. “It’s a full circle moment for me,” he says. “Coming back to revive this store for the Mount Gambier community is something I’m incredibly proud of.”

The new store will feature a fresh design, an expanded range of local products, a full-service delicatessen and Drakes’ unique offerings like ‘The Little Kitchen’, where locals can order fresh salads and meals and a café wall for on-the-go convenience.

The redevelopment represents a significant investment in regional commercial property development, with Drakes securing the site through a long-term commercial lease that will anchor broader activation of the Mount Gambier CBD.

Why Mount Gambier Is Poised for Growth

Mount Gambier is often referred to as the ‘Blue Lake City’ and acts as a commercial gateway between Adelaide and Melbourne. With a diverse economy that spans agriculture, tourism, education, and logistics, the city is well-positioned to support long-term business growth.

Until recently, its CBD lacked a consistent anchor to drive foot traffic and local engagement. The reactivation of this site addresses that gap and builds confidence in Mount Gambier’s potential as a centre for sustainable regional development.

This project is a prime example of how commercial leasing and development partnerships can play a role in reinvigorating key sites and supporting economic vitality.

Leyton Property’s Role in Regional Activation

Leyton Property’s involvement in this project reflects its broader mission to create meaningful development outcomes by working collaboratively with businesses, government, and community stakeholders. Their approach is informed by years of experience across South Australia’s commercial property market, from urban projects to regional growth centres like this one.

By aligning the site’s redevelopment with community needs and tenant potential, Leyton is helping reshape how regional commercial assets are delivered and showing that commercial leasing can thrive far beyond Adelaide.

For businesses looking to grow their presence in South Australia, this project illustrates how well-placed developments can unlock meaningful opportunity in regional markets.
