Convenience Hub Sparks Commercial Growth in Edinburgh’s Industrial Precinct

A $20 million fast-food and retail hub has been approved for Edinburgh North, marking a significant leap in commercial property development within Adelaide’s northern industrial corridor. The project, located near Stebonheath Road, will feature KFC, Hungry Jack’s, an additional drive-through outlet and a major national retail chain.

Set on land adjacent to the Drakes Supermarkets distribution centre, the development is expected to begin construction in early 2026 with a targeted opening in mid to late 2026. Once operational, it will serve as a strategic activation point in an area defined by industrial operations, logistics hubs, and light manufacturing.

Strategic Value & Economic Impact

Positioned just 200 metres from an existing McDonald’s and Liberty petrol station, the new precinct will enhance the mix of 24/7 food and convenience retail in the region. It addresses a long-standing gap in accessible amenities for the area’s industrial and commercial workforce.

The hub’s location provides high-traffic visibility and strong co-location benefits- particularly for workers employed within the nearby industrial estate and logistics network. With hundreds of businesses operating across the broader Edinburgh Parks and Playford industrial zones, the new hub is primed to become a key retail anchor for the region.

As noted in the City of Playford’s strategic development priorities, unlocking the full potential of northern industrial land is critical to the long-term growth of South Australia’s economy. This development directly supports that vision by improving access to food, retail, and essential services in a traditionally under-serviced industrial precinct.

A Shift Toward Mixed-Use Activation

The project reflects a broader shift towards commercial activation in industrial areas. Modern workforce needs have evolved and the success of industrial precincts is increasingly tied to the availability of complementary services like food, fuel and retail amenities.

The inclusion of national quick-service brands signals strong tenant confidence, while the planned 24/7 operating hours align with the area’s around-the-clock employment patterns. This type of purpose-built convenience infrastructure not only enhances quality of life for local workers but also helps attract and retain business investment in the region.

Looking Ahead

With construction set to begin in 2026, the Edinburgh North hub will play a key role in activating underutilised industrial land and meeting the evolving service needs of Adelaide’s outer-north. As infrastructure and employment density continue to grow, demand for quality retail and fast-food offerings in industrial corridors will only intensify.

This project continues Leyton Property’s proven track record of delivering high-impact, tenant-focused developments that align with regional growth priorities. Leyton’s commitment to strategic site activation and collaborative delivery is helping shape the next chapter of commercial growth across South Australia.
